Reap the rewards of Seller's labor on this income producing coffee farm in Wood Valley. Located in the perfect spot for sun and rain, 2000-2300' elevation, the current owner has taken BIG KA'U FARMS to a new level. At purchase in 2012 with only 300+ coffee trees in the ground, the farm now consists of 6000+ producing trees with only 10 acres of the 24 acres planted. Varieties include Typica and Catura (breakdown attached at tool bar). This past year the farm came in 4th at a taste test of all Ka'u coffee farms and grossed nearly $90K in sales! This year the yield is expected to double as the newer trees are coming into full production.
In addition to good sun and rain (average 78"-118" annually), the farm is connected to the private water system of Olson Trust through a water line installed by the owner with a current monthly fee of approximately $35 to defray distribution costs. Electricity is supplied by a good sized photovoltaic system comprised of 10 solar panels, 120 V converter, and solar batteries. Seller lives comfortably on site in an insulated living container of 160 sf which includes cooking, bathroom and sleeping facilities . Upscale camping!
The Seller has developed a successful market in Korea for his coffee but can easily sell every bean produced locally or abroad. With additional acreage to develop and current trees maturing, a buyer will be able to increase production and income. Also the lot rises at the southwest, mauka side, to a knoll which affords sweeping coastline and ocean views. The perfect spot to build your home.
Equipment to be sold separately outside of escrow. See attachments: $80,000 worth of equip. & infrastructure, aerial overview and estimate of annual expenses. Sellers need to sacrifice the ongoing income and potential future growth due to family obligations back on the mainland. Their loss is your gain! They are willing to offer training and consultation for buyer.

Kau

When the first Hawaiians migrated north, South Point at the foot of Mauna Loa is likely the first land they saw from their double-hulled voyaging canoes. The Ka'u coastline is truly a majestic sight.

The Ka'u district, which is the southernmost area of the Big Island and the southernmost tip of the U.S, is still a real estate frontier. This is largest district in the State, but the least populated. At its northern boundary lies Hawaii Volcanoes National Park, undeniably volcano goddess Pele’s domain. Dominating the landscape along the coast are black sand beaches and mile after mile of stark lava landscape where forests of ohi'a and a variety of small farms and orchards are flourishing.

Home to several large rural subdivisions created by real estate developers in the mid-1900s as well as historic and culturally significant small villages, Ka'u embraces a very diverse population, many of whom are committed to "keeping country country." Recent proposed resort developments have met with strong community resistance, giving rise to active community groups dedicated to preserving the legacy of ancestral places and the old Hawaiian ways.

Located deep in the hills of Ka'u is Wood Valley, where in 1980 His Holiness the Dalai Lama consecrated and dedicated the Nechung Dorje Drayang Ling Immutable Island of Melodious Sound as a Buddhist temple and retreat. Farther south, along the highway, are the small villages of Pahala and Naalehu. Farther still are the subdivisions of Hawaiian Ocean View Estates, Hawaiian Ocean View Ranchos, Green Sand, Mark Twain and Discovery Harbor.

There are unique real estate opportunities in Ka'u for those who prefer life outside the mainstream. A variety of custom homes, off-grid homes, farms, ranch properties and ocean view lots are available in the Clark Realty Big Island listings.
