May 2014 Big Island Median Condo Sale Price: $335,000
A sign of ongoing improvement in certain segments of the Big Island real estate market, May saw a 14.9% improvement in the median sale price for condo units over the previous year. 20 more units sold in 2014 compared to 2013.
To understand the Big Island condo market trends, it is important to note that there are both leasehold and fee simple properties included as well as traditional condo units along with free-standing and "paired" homes with condo ownership. Currently, there are 387 leasehold and fee simple condos for sale on the Big Island. In East Hawaii, the lowest priced leasehold condo is priced at $3,000. The highest priced fee simple unit (without commercial zoning) is priced at $320,000. In South Kohala, there are 157 units available (including free-standing and paired homes).
