Trend Watch 2019: How’s the Market in Kona’s Pualani Estates?

North Kona’s Pualani Estates, located just minutes from historic Kailua Village, is a neighborhood of 360 three and four-bedroom single-family residences. These contemporary kama’aina-style homes overlook the Kona coastline and offer expansive ocean and Hualalai Mountain views. Historically, the median sale price for homes in this neighborhood has tracked closely with the median price for the North Kona district of Hawaii’s Big Island.

As of today (10/18/2019), 19 homes have closed escrow in Pualani Estates this year with a median sale price of $599,999, which is up from the median price of $557,000 at the same time last year. There are currently three active and four pending listings in the subdivision. Four of the seven active/pending listings are priced at or above $700,000.

Pualani Estates Median Sale Price 2004-2018

In 2004, the first year homes were sold in Pualani Estates, the median home sale was $338,563. In 2005, the median sale price in this subdivision shot up to $528,527 and then hit a high of $552,320 in 2007. Starting in 2008, the recession led to five years of falling prices. 2013 was a clear turning point, with the pace of sales slowing while the median price began rebounding.

Pualani Estates has an active community association, with members who work hard to build a community that residents can be proud to call home. Residents enjoy the central location in Kailua Kona and the neighborhood is generally considered affordable when compared to many similarly well-located neighborhoods in North Kona.
