During the months of July, August and September of 2007, 25 homes were sold in Waikoloa Village. The median sale price of a home for Q3 2007 was $605,000.
Since then, the median price for quarterly sales in Waikoloa Village has yet to exceed $600K again. As a matter of fact, the median sale price has only exceeded $500K in three quarters since 2007, including Q1 2008 and more recently in Q3 2016 and Q1 2017.
Q1 2017 sees this year off to a strong start, price-wise. 24 homes closed escrow in the months of January, February and March, with a median sale price of $550,000. What remains to be seen is whether 2017 will see a return to the peak of a decade ago, or whether the Q3 2007 record will hold a while longer.
According to data from Hawaii Information Service, the average number of homes sold per quarter in Waikoloa Village from Q1 2005–Q1 2017 is 27.
